Delaware is the second-smallest state, but its strategic location between the Philadelphia and Baltimore metros, lack of sales tax, and beach communities (Rehoboth, Lewes, Bethany) make its land market more active than its size suggests. The state divides roughly into three zones: the urbanized northern corridor near Wilmington, the agricultural center, and the beach-oriented southern coast.
Land inventory is limited by Delaware's small size and active agricultural preservation program. The southern beach communities have seen strong growth and price appreciation as retirees and second-home buyers discover the Delaware coast. For buyers, the state offers no sales tax, relatively low property taxes, and beach lifestyle at prices below New Jersey and Maryland's comparable coastal markets.
