The process for a cash purchase is straightforward and secure. We handle the initial steps and rely on a trusted title company or real estate attorney to ensure a smooth closing:

1️⃣ Purchase Agreement: We will send you a Purchase Agreement. Once signed by both parties, we forward it to the real estate attorney or title company for processing.
2️⃣ Escrow and Handling: The real estate attorney or title company will act as the escrow agent, handling all funds involved in the transaction and facilitating the closing.
3️⃣ Closing and Documents: Once all required documentation is finalized and in order, the real estate attorney or title company will proceed with the closing. The final closing packet will contain key documents ensuring your ownership is protected and transparent. Here are the three most important documents included in your closing packet: A) Deed: This is the document recorded with the County to officially establish you as the new property owner. B) Title Insurance: This is a crucial document that protects you against title issues such as fraud, clerical errors, or undiscovered encumbrances.
