The process for a cash purchase is straightforward and secure. We handle the initial steps and rely on a trusted real estate attorney or title company to ensure a smooth closing:

1️⃣ Purchase Agreement: We will send you a Purchase Agreement. Once signed by both parties, we forward it to the real estate attorney or title company for processing.
2️⃣ Escrow and Handling: The real estate attorney or title company will act as the escrow agent, handling all funds involved in the transaction and facilitating the closing.
3️⃣ Closing and Documents: Once all required documentation is finalized and in order, the real estate attorney or title company will proceed with the closing. The final closing packet will contain key documents ensuring your ownership is protected and transparent. Here are the three most important documents included in your closing packet: A) Deed: This is the document recorded with the County to officially establish you as the new property owner. B) Title Insurance: This is a crucial document that protects you against title issues such as fraud, clerical errors, or undiscovered encumbrances. It offers you the same protection we require when we acquire property. C) Settlement Statement: This provides a full, transparent breakdown of all transaction fees, along with the funds you have sent.

2️⃣ Paperwork: Next, you will execute the private financing paperwork. This clearly outlines your fixed monthly payment schedule, the duration of the agreement, and the roadmap for successful completion. Please note that during the financing period, establishing a permanent residence or permanent living arrangement on the property is not permitted.
3️⃣ Monthly Payments: You will make consistent monthly payments as stipulated in your agreement. With every payment, a portion of your capital goes directly toward the equity of the land, building your stake in the property over time.

5️⃣ Final Paperwork: Once the final payment is processed, we coordinate with a licensed title company or real estate attorney to finalize any paperwork required. The title is then transferred to you, free of any encumbrances, ensuring your ownership is legally recorded and fully protected in the county records.
